thanks for all the different ideas everyone, i'll certainly be trying a few of those ones i hadn't thought of first "raising my deposit" "steam cleaning" etc, i'll keep you all updated and once again thanks for the advice

Not sure if this helps but for what its worth I rented a property in London 8 years ago and the lease clearly said NO PETS but I still bought a puppy and had 3 cats. We had house checks all the time and I used to have to hide the animals but one day the estate agent who checked the property came early and I got caught out. I did think oh god I am going to have to move but I was wrong, she had just gone to course and had learned that it costs so much money for a landlord to evict anyone for having pets that its really not worth the bother so she said that as long as they don’t cause any damage then it would be ok to keep them as she was sure the landlord could not afford to take us to court just for us to get rid of our pets as in the long term he would loose. We lived in that property for many years after that day

Legally speaking, you have plenty of rights if you want to exercise them. The Landlord cannot evict you without a court order. I see you have only been in the place for 5 months. How long is your tenancy agreement? If it is for a year without a break clause, then the landlord will have extreme difficulty convincing a court to evict you for having a cat he originally agreed to.
Of course, you may not want to go down the route of going to court etc, and it's always much better to negotiate an amicable solution - but if you find yourself needing to know more about your legal rights, and what action you can take to protect yourself, I would recommend posting your problem in this forum House Buying, Renting & Selling - MoneySavingExpert.com Forums They are a really knowledgeable bunch and will be able to help you. It doesn't matter what is written down in your tenancy agreement, only a court can legally order your eviction if you want to stay put. Nothing you have signed can take away that right, no matter what the landlord tells you.
